What's
in a Home Information Pack?
The Home Information Pack contains
important information that buyers and sellers need to know. Home
Information Packs including Energy Performance Certificates have
been implemented on a phased basis which started on 1 August 2007.
Properties marketed for sale from 14
December 2007 in England and Wales will need a Home Information
Pack.
For sellers, providing a Pack
upfront should reduce the likelihood of any nasty surprises in the
selling process that could delay the sale, as buyers will be able to
make more informed decisions about purchasing their home.
For buyers, the Pack provides
essential information about properties they are considering buying,
free of charge.
What does a Pack contain?
Home Information Packs will contain an
Energy Performance Certificate and other key documents such as
evidence of title, local authority and drainage and water searches
and key leasehold documents where appropriate.
The following compulsory documents must be
included in a Home Information Pack.

- Property Information Questionaire
- Energy Performance
Certificate
- Sale Statement
- Standard Searches
- Evidence of Title
- Additional information for leasehold and
commonhold sales, where appropriate.
We can organize a basic Home Information
Pack for your property containing all the information you need to
comply with the new Government Legislation.
Once payment has been made we will carry out the
Energy Performance Certificate within 48 hours and register it
within 24 hours. You will be able to market your property once the
partial HIP has been produced. This will include the Index, EPC, PIQ,
and Title documents. The
rest of the Home Information Pack will be prepared in due course.
The time scale will vary due to preparation of searches, leasehold
documents etc. (usually within 2 weeks).
